3045 To amend Zoning By-Law Number 1994, as amendedTHE CORPORATION OF THE TOWN OF TILLSONBURG BY-LAW NUMBER: Rei A By -Law to amend Zoning By -Law Number 1994, as amended. WHEREAS the Municipal Council of the Corporation of the Town of Tillsonburg deems it advisable to amend By -Law Number 1994, as amended. THEREFORE, the Municipal Council of the Corporation of the Town of Tillsonburg, enacts as follows: 1. That Schedule "A" to By -Law Number 1994, as amended, is hereby amended by changing to C3-5 the zone symbol of the lands so designated C3-5 on Schedule "A" attached hereto. 2. That Section 13.3 to By -Law Number 1994, as amended, is hereby amended by adding the following subsection at the end thereof: 13.3.5 LOCATION: EAST SIDE OF TILLSON, BETWEEN PEARL STREET AND JOSEPH STREET, (Lot 320, Plan 500), C3-5 13.3.5.1 Notwithstanding any provisions of By -Law Number 1994 to the contrary, no person shall within any C3-5 Zone use any lot, or erect, alter or use any building or structure for any purpose except the following: all uses permitted in Section 13.1 to this By -Law; and a converted dwelling, containing not more than 3 dwelling units; 13.3.5.2 Notwithstanding any provision of By -Law Number 1994 to the contrary, no person shall within any C3-5 Zone use any lot, or erect, alter or use any building or structure except in accordance with the following provisions: 13.3.5.2.1 DWELLING UNIT AREA: Minimum 55 m2 (592 ft2) 13.3.5.2.2 FRONT YARD FOR EXISTING DWELLING: Minimum Depth 2.1 m (6.9 ft) The Corporation of the Town of Tillsonburg • - -�=��P a e 2 By -Law Number r 13.3.5.3 That all other provisions of the C3 Zone in Section 13.2 to By -Law Number 1994, as amended, shall apply, and further that all other provisions of By - Law Number 1994, as amended, that are consistent with the provisions herein contained shall continue to apply "mutatis mutandis". 3.
