A By -Law to amend Zoning By -Law Number 1994, as amended.
WHEREAS the Municipal Council of the Corporation of the Town of Tillsonburg deems
it advisable to amend By -Law Number 1994, as amended..
THEREFORE, the Municipal Council of the Corporation of the Town of Tillsonburg,
enacts as follows:
1. That Section 8.3.20 to By -Law Number 1.994, as amended, is hereby deleted and replaced
with the following subsection.
8.3.20 LOCATION: LOTS 131. 132 AND 134. REGISTERED PLAN M-16.

8.3.20.1 Notwithstanding any provisions of By -Law Number 1994 to the contrary,
no person shall within any R3-20 Zone use any lot, or erect, alter or use
any building or structure for any purpose except the following:
a duplex dwelling house;
a semi-detached duplex dwelling house;
a row dwelling house.
8.3.20.2 Notwithstanding any provision of By -Law Number 1994 to the contrary,
no person shall within any R3-20 Zone use any lot, or erect, alter or use
any building or structure except in accordance with the following
provisions:

8.3.20.2.1 That all the provisions of the R3 Zone in Section 8.2 to By -Law Number
1994, as amended, shall apply, and further that all other provisions of By -
Law Number 1994, as amended, that are consistent with the provisions
herein contained shall continue to apply mutatis mutandis. "
2. This By -Law comes into force in accordance with Sections 34(21) and (30) of the
Planning Act, R.S.O. 1990, as amended.
READ a first and second time this 10th, day of January 2000.
READ a third time and finally passed this 10th day of January 2000.

EXPLANATORY NOTE
The purpose of By -Law Num r�er2n,- 2"E2,js to rezone lands located in Lots 131,132, and
134, Registered Plan M-16 in the Town of Tillsonburg to amend the list of uses permitted
in the s1' ial "Residential Third Density (R3-20)" zone to include the following uses:
a oemi-detached dwelling house;
a duplex dwelling house;
a triplex dwelling house;
a semi-detached duplex dwelling house -
a quadruplex dwelling house;
a row dwelling house;
a converted dwelling house;
a boarding or lodging house;
a maisonette dwelling house, -
an apartment dwelling house;
a home occupation;

a day nursery;
a public use in accordance with the ,provisions of Section 5.19 hereof.
The zoning by-law also deletes the special provisions provided for duplex and semi-
detached duplex dwelling houses. The Subject property is currently owned by Northcrest
Estates (Tillsonburg) Ltd.

comments to the proposed change in zone designation, approved By -Law
