A By -Law to amend Zoning By -Law Number 1994, as amended.
WHEREAS the Municipal Council of the Corporation of the Town of Tillsonburg
deems it advisable to amend By -Law Number 1994, as amended.
THEREFORE, the Municipal Council of the Corporation of the Town of
Tillsonburg, enacts as follows:
1. That Schedule "A" to By -Law Number 1994, as amended, is hereby amended by
changing to R1-18 the zone symbol of the lands so designated R1-18 on Schedule
"A" attached hereto.
2. That Section 6.3 to By -Law Number 1994, as amended, is hereby amended by
adding the following subsection at the end thereof.
"6.3.21 LOCATION: BROADWAY, LOT 628, PLAN 500. (R1-18)
6.3.21.1 Notwithstanding any provisions of By -Law Number 1994 to the contrary, no
person shall within any R1-18 Zone use any lot, or erect, alter or use any
building or structure for any purpose except the following:
All uses permitted in Section 6.1 to this By-law.
6.3.21.2 Notwithstanding any provision of By -Law Number 1994 to the contrary, no
person shall within any R1-18 Zone use any lot, or erect, alter or use any
building or structure except in accordance with the following provisions:
6.3.21.2.1 LOT FRONTAGE:
Minimum
15 m (49.2 ft)
For the detached single-family dwelling house existing at the date of passing
of this By -Law, the minimum Lot Frontage shall be 9.9 m (32.5 ft).
6.3.21.2.2 LOT AREA:
Minimum
555 m2
For the detached single-family dwelling house existing at the date of passing
of this By -Law, the minimum Lot Area shall be 302.1 m2.

6.3.21.2.3 LOT COVERAGE:
Maximum for all buildings 30% of the lot area
For the detached single-family dwelling house existing at the date of passing
of this By -Law, the maximum Lot Coverage shall be 68%.
6.3.21.2.4 FRONT YARD:
Minimum depth 7.5 m (24.6 ft.)
For the detached single-family dwelling house existing at the date of passing
of this By -Law, the minimum Front Yard shall be 5.5 m (18.2 ft).
6.3.21.2.5 REAR YARD:
Minimum depth 12 m (39.3 ft)
For the detached single-family dwelling house existing at the date of passing
of this By -Law, the minimum Rear Yard shall be 0.5 m (1.7 ft).
6.3.21.2.6 INTERIOR SIDE YARD:
Minimum width one side - 1 storey 1.5 m (4.9 ft)
other side 3 m (9.8 ft)
For the detached single-family dwelling house existing at the date of passing
of this By -Law, the minimum Interior Side Yard shall be 0.13 m (0.44 ft) on
one side and 1.3 m (4.4 ft) on the other side.
6.3.21.2.7 LANDSCAPED OPEN SPACE:
Minimum 30% of the lot area
For the detached single-family dwelling house existing at the date of passing
of this By -Law, the minimum Landscaped Open Space shall be 24.6 %.
6.3.21.2.8 That all other provisions of the R1 Zone in Section 6.2 to By -Law Number
1994, as amended, shall apply, and further that all other provisions of By -
Law Number 1994, as amended, that are consistent with the provisions
herein contained shall continue to apply mutatis mutandis."

3. This By -Law comes into force in accordance with Sections 34(21) and (30) of the
Planning Act, R.S.O. 1990, as amended.

EXPLANATORY NOTE
The purpose of By -Law Numb 2 9 4 9 to rezone lands located in Lot 628, Plan 500,
in the Town of Tillsonburg, municipally known as #326 Broadway, from 'Residential First
Density (R1)" to "Special Residential First Density (R1-18)" to permit the conversion of the
existing building to permit one residential dwelling unit, with attached garage. The by-law
recognizes the lot frontage, lot area and setbacks for the existing building. The subject
property is currently owned by Svetlana Martinovic.
