THE CORPORATION OF THE
TOWN OF TILLSONBURG
BY-LAW NUMBER 2959
A By -Law to amend Zoning By -Law Number 1994, as amended.
WHEREAS the Municipal Council of the Corporation of the Town of Tillsonburg
deems it advisable to amend By -Law Number 1994, as amended.
THEREFORE, the Municipal Council of the Corporation of the Town of
Tillsonburg, enacts as follows:
1. That Section 12.3.18 to By -Law Number 1994, as amended, is hereby amended by
deleting subsection 12.3.18.1 and inserting the following subsections.
"12.3.18.1 Notwithstanding any provisions of By -Law Number 1994 to the contrary, no
person shall within any C2-18 Zone use any lot, or erect, alter or use any
building or structure for any purpose except the following:
an amusement arcade with a maximum gross floor area of 112 m2 (1206 ft?);
an animal hospital;
an antique shop;
an automobile service station;
a bank or financial institution;
a brewers' retail outlet;
a barber shop or beauty parlour;
a builder's supply shop;
a business or professional office;
a car wash establishment;
a church;
a convenience store with a maximum gross floor area of 186 m2 (2002 ft2);
a delicatessen or butcher shop;
a dry cleaner's distribution station;
a drycleaning establishment;
an eating establishment with a maximum gross floor area of 185.8 m2 (2000
ft2) if in the same building as a movie theatre/cinema;
a farm implement dealer,
a farm produce retail outlet;
a furniture store;

a movie theatre/cinema with a maximum of 400 seats;
a motor vehicle sales establishment;
a parking lot;
a printing shop;
a public garage;
a public use in accordance with the provisions of Section 5.19 hereof,
a real estate office;
a retail nursery,
a shoe repair shop;
a sporting goods and power equipment sales and services establishment;
a tanning studio;
a taxi stand or station;
a tire sales establishment;
an undertaking establishment; and
a video rental store.
12.3.18.1.1. For the purposes of this subsection, "an amusement arcade" shall
mean, a building, or part of a building, in which three or more pinball
machines, video games, air hockey tables, pool or billiard tables, or
other similar player -operated amusement devices are provided for
public amusement.
2. This By -Law comes into force in accordance with Sections 34(21) and (30) of the
Planning Act, R.S.O. 1990, as amended.

EXPLANATORY NOTE
The purpose of By -Law Number 2 g;; g is to rezone lands located in Lot 85J, 85K, 85L
& 87, Plan 500, in the Town of Tillsonburg, municipally known as #518 Broadway, from
"Special Highway Commercial (C2-18)" to an amended "Special Highway Commercial (C2-
18)" to permit an amusement arcade in addition to the uses permitted in the C2-18 Zone.
The subject property is currently owned by E & E McLaughlin Ltd.
The Municipal Council, after conducting the public hearing necessary to consider any
comments to the proposed change in zone designation, approved By -Law
Number 2959 . The public hearing was held on January 22nd, 2001.
