A By -Law to amend Zoning By -Law Number 1994, as amended.
WHEREAS the Municipal Council of the Corporation of the Town of Tillsonburg
deems it advisable to amend By -Law Number 1994, as amended.
THEREFORE, the Municipal Council of the Corporation of the Town of
Tillsonburg, enacts as follows:
1. That Schedule "A" to By -Law Number 1994, as amended, is hereby amended by
changing to 1-10 the zone symbol of the lands so designated 1-10 on Schedule "A"
attached hereto.
2. That Section 16.3 to By -Law Number 1994, as amended, is hereby amended by
adding the following subsection at the end thereof.
17.3.10 LOCATION: ROLPH STREET & VENISON STREET, LOTS 14-24, PLAN
1646 AND VALLEY VIEW LANE AND ALLEY, PLAN 500, (1-10)
17.3.10.1 Notwithstanding any provisions of By -Law Number 1994 to the contrary, no
person shall within any 1-10 Zone use any lot, or erect, alter or use any
building or structure for any purpose except the following:
all uses permitted in Section 17.1.2. to By -Law Number 1994 as amended.
17.3.10.2 Notwithstanding any provision of By -Law Number 1994 to the contrary, no
person shall within any 1-10 Zone use any lot, or erect, alter or use any
building or structure except in accordance with the following provisions:
17.3.10.2.1. FRONT YARD:
The minimum front yard depth for the closest wall of the Long Term Care
facility shall be 2.0 m (6.56 ft), while the minimum front yard depth for the
eaves and canopy shall be 0 m (0 m).
17.3.10.2.2 PARKING SPACE DIMENSIONS:
Any parking spaces in the parking areas located to the north and west of the
existing hospital building shall have a width of not less than 2.7 m (8.9 ft)
and a length of not less than 5.8 m (19.0 ft).

17.3.10.2.3 PARKING AREA LOCATION ON LOT
The parking area to the east of the Long Term Care facility shall be located
not closer than 0.3 m (0.98 ft) from the easterly property line.
17.3.10.2.4. NUMBER OF LOADING SPACES REQUIRED:
A minimum of one loading space shall be required to serve the Long Term
Care facility.
17.3.10.2.5 That all other provisions of the I Zone in Section 17.2 to By -Law Number
1994, as amended, shall apply, and further that all other provisions of By -
Law Number 1994, as amended, that are consistent with the provisions
herein contained shall continue to apply mutatis mutandis.
3. This By -Law comes into force in accordance with Sections 34(21) and (30) of the
Planning Act, R.S.O. 1990, as amended.
