A By -Law to amend Zoning By -Law Number 1994, as amended.
WHEREAS the Municipal Council of the Corporation of the Town of Tillsonburg
deems it advisable to amend By -Law Number 1994, as amended.
THEREFORE, the Municipal Council of the Corporation of the Town of
Tillsonburg, enacts as follows:
1. That Subsection 7.3.3.2.4 to By -Law Number 1994, as amended, is hereby deleted
and replaced with the following:
"7.3.3.2.4 LOT COVERAGE:
Maximum for all buildings 55%
Notwithstanding the above, the maximum lot coverage for buildings or
structures, which exceed 55% lot coverage, shall be deemed to be the lot
coverage existing at the date of passing of this By -Law."
2. That Subsection 7.3.3.2.6 to By -Law Number 1994, as amended, is hereby deleted
and replaced with the following:
"7.3.3.2.6 REAR YARD:
Minimum Depth 5.65 m
Notwithstanding the above, the minimum rear yard depth for buildings or
structures shall be deemed to be the rear yard depth existing at the date of
passing of this By -Law."
3. That Subsection 7.3.3.2.13.1 to By -Law Number 1994, as amended, is hereby
deleted and replaced with the following:
"7.3.3.2.13.1 FRONT AND EXTERIOR SIDE YARDS — Notwithstanding the yard and setback
provisions of this By -Law to the contrary, covered porches, covered and
uncovered balconies and covered and uncovered decks may project into the
required front and exterior side yards 1.5 m (5 ft) provided that, in the case
of a front yard, a minimum 3 m (9.8 ft) interior side yard is maintained on one
side for parking and/or driveway."

4. That Subsection 7.3.3.2.13.2 to By -Law Number 1994, as amended, is hereby
deleted and replaced with the following:
"7.3.3.2.13.2 REAR YARD — Notwithstanding the yard and setback provisions of this By -
Law to the contrary, covered porches, covered and uncovered balconies and
covered and uncovered decks may project into the required rear yard 2.4 m

5. This By -Law comes into force in accordance with Sections 34(21) and (30) of the
Planning Act, R.S.O. 1990, as amended.

Registered Plans 41 M-86, 41 M-87, 41 M-88 and 41 M-89, in the Town of Tillsonburg, from
Special `Residential Second Density (R2-3)' to an amended Special `Residential Second
Density (R2-3)' to recognize the lot coverage and rear yard encroachment for all existing
residential buildings and structures and to allow for increased lot coverage and rear yard
and exterior side yard encroachments for new structures.
The Municipal Council, after conducting the public hearing necessary to consider any
comments to the proposed change in zone designation, approved By -Law
