A By -Law to amend Zoning By -Law Number 1994, as amended.
WHEREAS the Municipal Council of the Corporation of the Town of Tillsonburg
deems it advisable to amend By -Law Number 1994, as amended.
THEREFORE, the Municipal Council of the Corporation of the Town of
Tillsonburg, enacts as follows:
1. That Schedule "A" to By -Law Number 1994, as amended, is hereby amended by
changing to R1-21 the zone symbol of the lands so designated R1-21 on Schedule
g g
"A" attached hereto.
2. That Section 6.3 to By -Law Number 1994, as amended, is hereby amended by
adding the following subsection at the end thereof:
"6.3.21 LOCATION: SOUTH SIDE OF GREENEAGLE DRIVE, BETWEEN
QUARTERTOWN LINE AND BIRDYWAY DRIVE Lots 20 to 28 Plan M-
170), R 1-21
6.3.21.1 Notwithstanding any provision of By -Law Number 1994 to the contrary, no
person shall within any R1-21 Zone use any lot, or erect, alter or use any
building or structure except in accordance with the following provisions:
6.3.21.1.1 LOT COVERAGE:
Maximum for all buildings: 35% of lot area
6.3.21.1.2 REAR YARD:
Minimum Depth: 10.5 m (34.4 ft)
6.3.21.1.3 INTERIOR SIDE YARD:
Minimum Width: 1.2 m (3.94 ft)
6.3.21.1.4 That all other provisions of the R1 Zone in Section 6.2 to By -Law Number
1994, as amended, shall apply, and further that all other provisions of By -
Law Number 1994, as amended, that are consistent with the provisions
herein contained shall continue to apply "mutatis mutandis".

EXPLANATORY NOTE
The purpose oy
f By -Law Number .8-s to rezone lands located at Lots 20 to 28,
Plan M-170 in the Town of Tillsonburg, from `Residential First Density (R1)' to Special
`Residential First Density (R1-21)'. The amendment would allow a reduction in the rear
yard and interior side yard and an increase in the maximum lot coverage to allow for an
increased building envelope on the subject properties. The subject property is owned
by Yorkpark Holdings Limited, 1300908 Ontario Inc.
The Municipal Council, after conducting the public hearing necessary to consider any
comments to . the proposed change in zone desi nation, approved By -Law
