A By -Law to amend Zoning By -Law Number 1994, as amended.
WHEREAS the Municipal Council of the Corporation of the Town of Tillsonburg
deems it advisable to amend By -Law Number 1994, as amended.
THEREFORE, the Municipal Council of the Corporation of the Town of
Tillsonburg, enacts as follows:
1. That Schedule "A" to By -Law Number 1994, as amended, is hereby amended by
changing to C2 -30(H) the zone symbols of the lands on Schedule "A" attached
hereto.
2. That Section 12.3 to By -Law Number 1994, as amended, is hereby amended by
adding the following subsections at the end thereof:
12.3.30 LOCATION: NORTH_ STREET EAST, BETWEEN TILLSON AVENUE AND
THE CP RAILWAY - C2 -30(H)
12.3.20.1 Notwithstanding any provision of By -Law Number 1994 to the contrary, no
person shall within any C2 -30(H) Zone use any lot, or erect, alter or use any
building or structure for any purpose except the following:
12.3.30.1.1 RESIDENTIAL USES
an existing detached single family dwelling house
12.3.30.1.2 NON-RESIDENTIAL USES
a builder's supply shop and yard;
a farm implement dealer;
a farm produce retail outlet
a motor vehicle sales establishment;
a public use in accordance with the provisions of Section 5.19 hereof;
a retail nursery;

a tire sales establishment;
a real estate office; and
a Brewer's Retail Outlet
all uses permitted in Section 12.1, provided the Holding (H) symbol is
removed in accordance with Section 6.3.25.2.1 of this By -Law
12.3.30.1.3 Notwithstanding any provision of By -Law Number 1994 to the contrary, no
person shall within any C2 -30(H) Zone shall use any lot, or erect, alter or
use any building or structure except in accordance with the following
provisions:
12.3.30.2.1 REMOVAL OF THE HOLDING PROVISION:
Development for uses not listed in Section 12.3.20.1 of this By -Law, but
would otherwise be permitted in Section 12.1 shall only be permitted at such
time as written confirmation that the property has been connected to
municipal sanitary sewer has been obtained from the County of Oxford and
the holding provision has been removed in accordance with the
requirements of the Planning Act, RSO 1990, as amended.
12.3.30.2.2 That all other provisions of the C2 Zone in Section 12.2 to By -Law Number
1994, as amended, shall apply, and further that all other provisions of By -
Law Number 1994, as amended, that are consistent with the provisions
herein contained shall continue to apply "mutatis mutandis".

Planning Act, R.S.O. 1990, as amended.

Commercial (C2 -30(H)) The amendment would allow for the continued use of a single
detached residential dwelling, and the following non-residential uses: builder's supply shop
andY ard; farm implement dealer; farm produce retail outlet; motor vehicle sales
establishment;p ublic use in accordance with the provisions of Section 5.19 hereof; retail
nursery; taxi stand or station; tire sales establishment; real estate office; and Brewer's
Retail outlet. The subject property is owned by E & E McLaughlin.
The Municipal Council, after conducting the public hearing necessary to consider any
comments to the proposed change in zone designation, approved By -Law
Number '?�c` . The public hearing was held on March 26, 2007.
