A By -Law to amend Zoning By -Law Number 1994, as amended.
WHEREAS the Municipal Council of the Corporation of the Town of Tillsonburg
deems it advisable to amend By -Law Number 1994, as amended.
THEREFORE, the Municipal Council of the Corporation of the Town of
Tillsonburg, enacts as follows:
1. That Schedule "B-16" to By -Law Number 1994 is hereby deleted.
2. That Section 9.2.4 to By -Law Number 1994, as amended, is hereby amended by
replacing the existing subsection with the following:
"9.,2.4.1 LOCATION: Bridge Street and Queen Street: R4-1
9.2.4.1.1 Notwithstanding any provision of By -Law Number 1994 to the contrary, no
person shall within any R4-1 Zone use any lot, or erect, alter or use any
building or structure for any purpose except the following:
A 73 unit apartment building for affordable housing.
9.2.4.1.2 Pursuant to Section 37 of the Planning Act, an agreement shall be executed
between the property owner and the Municipality and registered against title
to define the terms and conditions associated with the granting of this bonus
zoning provision:
NET RESIDENTIAL DENSITY:
Maximum 157 dwelling units per hectare (63.5 dwelling units
per acre)
9.2.4.1.3 Notwithstanding any provision of By -Law Number 1994 to the contrary, no

EXPLANATORY NOTE
The purpose of By -Law Number 3ZS�_ is to rezone lands located at Part Lot 381, Plan
500, in the Town of Tillsonburg, from `Special Residential Fourth Density (R4-1)' to an
amended `Special Residential Fourth Density (R4-1)'. The amendment would allow for an
additional 13 apartment dwelling units to be added to an existing 60 unit apartment building.
The subject property is owned by Tillsonburg Non -Profit Housing Inc.
The Municipal Council, after conducting the public hearing necessary to consider any
comments to the proposed change in zone designation, approved By -Law
Number ' ZL��i . The public hearing was held on September 24'h, 2007.
