NOTICE OF THE PASSING
OF A ZONING BY-LAW

THE CORPORATION OF THE TOWN OF TILLSONBURG
TAKE NOTICE that the Council of the Town of Tillsonburg passed By -Law No. 4092 on the 27th
day of March, 2017, under Section 34(21) and (30) of the PLANNING ACT, R.S.O. 1990. Chapter
P.13.
AND TAKE NOTICE that any person or agency may appeal to the Ontario Municipal Board in
respect of the By -Law by filing with the Clerk of The Corporation of the Town of Tillsonburg not
later than the 18'h day of April, 2017, a Notice of Appeal setting out the objection to the By -Law and
the reasons in support of the objection.
An explanation of the purpose and effect of the By -Law, describing the lands to which the By -Law
applies, and a key map showing the location of lands to which the By-law applies are attached. The
complete By -Law is available for inspection in my office during regular office hours.

EXPLANATORY NOTE
The purpose of By -Law Number 4092 is to rezone the subject property from `Low Density Type
1 Zone (R1)' to `Medium Density Residential Zone (RM)' to facilitate the construction of a one
storey apartment building with 16 one bedroom apartment units.
The subject lands consist of two properties described as Lots 598, 599 & 600, Plan 500, and
Part 1 of Reference Plans 41 R-6175, 41 R-6762, & 41 R-8912, in the Town of Tillsonburg. The
lands are located on the south west corner of the Sanders Street and Hardy Avenue
intersection, and are municipally known as 13 Sanders Street and 8 Hardy Avenue.
The Municipal Council, after conducting the public hearing necessary to consider any comments
to the proposed zone change application, approved By -Law Number 4092. The public hearing
was held on February 13th & March 13, 2017. Letters of concern were received respecting the
proposed density of the development and design of the site and integration with the adjacent
neighbourhood. The project will be subject to site plan approval and matters such as
landscaping, buffering, parking lot design, building location will be addressed through the site
plan process.
