Mr. Jason Juhasz, Planner, County of Oxford, reviewed the County Planning Report, as
attached.
The agent, Mr. Vane Chute, was in attendance, as was the applicant, Ms. Teresa
MacDonald. Mr. Chute appeared before Council providing background information
relative to the application, noting that dividing the lot would hold up the integrity of the
neighbourhood.
Mr. Chute also asked that the letter dated November 21, 2008, as attached, be withdrawn
and removed from the agenda.
Opportunity was given for comments and questions.
It was noted that Mr. Juhasz had suggested property lines be extended, and since that
'a1 time changes have been suggested, but that will have to go back to the severance
committee.
In response to a question from Deputy Mayor Renaud, Mr. Chute advised that there are
no immediate plans by the applicant to have these lots developed.
In response to a question from Councillor Stephenson, Mr. Chute commented that he
could foresee an entrance off of Wilson.
Mr. Murray Gillespie reviewed his comments, as attached above, opposing the two
severed lots potentially having driveways opening onto Wilson Avenue.
Ms. Marg Keizer, 106 Wilson Avenue, appeared before Council, expressing concerns with
the driveways being on Wilson Avenue.
No other persons appeared in support of, or opposition to, the application.

Tillsonburg approve `in principle' the zone change application ZON 7-08-5, submitted by
Teresa MacDonald, whereby lands described as Lot 31, Plan 1646, in the Town of
Tillsonburg, are to be re -zoned from Neighbourhood Commercial (NC) to Low Density
Residential - Type 1 (R1) to accommodate the creation of two lots for single detached
residential purposes;
AND FURTHER THAT the Town of Tillsonburg advise the Land Division Committee that

the Town supports the proposal to sever the subject property, subject to the conditions, as
contained in County of Oxford Report No. 2008-310.
