A By -Law to amend Zoning By -Law Number 1994, as amended.
WHEREAS the Municipal Council of the Corporation of the Town of Tillsonburg
deems it advisable to amend By -Law Number 1994, as amended.
THEREFORE, the Municipal Council of the Corporation of the Town of
Tillsonburg, enacts as follows:
1. That Schedule "A" to By -Law Number 1994, as amended, is hereby amended by
changing to 0-3 the zone symbol of the lands so designated 0-3 on Schedule "A"
attached hereto.
2. That Section 16.3 to By -Law Number 1994, as amended, is hereby amended by
adding the following subsection at the end thereof.
16.3.3 LOCATION: JOHN POUND LINE, LOTS 1438 & 1439, PLAN 500, (0-3)
16.3.3.1 Notwithstanding any provisions of By -Law Number 1994 to the contrary, no
person shall within any 0-3 Zone use any lot, or erect, alter or use any
building or structure for any purpose except the following:
a private park;
a public park;
a a conservation area;
an eating establishment;
a hotel; and
a gift shop.
16.3.3.2 Notwithstanding any provision of By -Law Number 1994 to the contrary, no
person shall within any 0-3 Zone use any lot, or erect, alter or use any
building or structure except in accordance with the following provisions:
16.3.3.2.1 LOCATION OF PERMITTED USES:
An eating establishment, a hotel and a gift shop shall only be permitted within
the existing building.

16.3.3.2.2 EXTERIOR SIDE YARD:
The existing building containing the restaurant, hotel and gift shop shall have
a minimum exterior side yard of 3 m (10 ft).
16.3.3.2.3 EASTERLY INTERIOR SIDE YARD
The minimum interior side yard for the enclosed deck located on the eastern
side of the existing building shall be 6.5 m (21.9 feet).
16.3.3.2.4. LOCATION OF LOADING SPACES:
Required loading spaces for the existing building shall be permitted in the
westerly exterior side yard, provided that they do not encroach on any street
line or road allowance.
16.3.3.2.5 That all other provisions of the O Zone in Section 16.2 to By -Law Number
1994, as amended, shall apply, and further that all other provisions of By -Law
Number 1994, as amended, that are consistent with the provisions herein
contained shall continue to apply mutatis mutandis.
3. This By -Law comes into force in accordance with Sections 34(21) and (30) of the
Planning Act, R.S.O. 1990, as amended.

EXPLANATORY NOTE
The purpose of By -Law Number is to rezone lands located at Lots 1438 & 1439,
Plan 500, in the Town of Tillsonburg, from "General Industrial (M2)• and "Open Space (0)"
to special "Open Space (O-3)". This zone change would allow for an existing industrial
building (old mill) to be converted into a restaurant and inn/gift shop.
The Municipal Council, after conducting the public hearing necessary to consider any
comment* auto the proposed change in zone designation, approved By -Law
Number 40 .,�i"he public hearing was held on August 13t , 2001.
