3524 To amend Zoning By-law 3295, as amended: John Pound RoadTHE CORPORATION OF THE TOWN OF TILLSONBURG BY-LAW NUMBER 3524 A By-Law to amend Zoning By-Law Number 3295, as amended. WHEREAS the Municipal Council of the Corporation of the Town of Tillsonburg deems it advisable to amend By-Law Number 3295, as amended. THEREFORE, the Municipal Council of the Corporation of the Town of Tillsonburg, enacts as follows: 1. That Schedule "A" to By-Law Number 3295, as amended, is hereby amended by changing to 'R3-10' the zone symbol of the lands so designated 'R3-10' on Schedule "A" attached hereto. 2. That Section 8.6 to By-Law Number 3295, as amended is hereby amended by adding the following subsection at the end thereof. '8.6.10 LOCATION: Lot 1462, Plan 500, John Pound Road, R3-10 8.6.10.1 Notwithstanding any provisions of this By-law to the contrary, no person shall within any R3-10 Zone use any lot, or erect, alter or use any building or structure for any purpose except the following: a street fronting townhouse dwelling. 8.6.10.2 Notwithstanding any provision of this By-Law to the contrary, no person shall within any R3-10 Zone use any lot, or erect, alter or use any building or structure for any purpose except in accordance with the following provisions: 8.6.10.2.1 LOT AREA Minimum - 775 m2 (8,342.3 ft2) 8.6.10.2.2 LOT FRONTAGE Minimum- 24.0m (78.7tft) 8.6.10.2.3 LOT COVERAGE Maximum - 47% 8.6.10.2.4 INTERIOR SIDE YARD Minimum - 1.5m (4.9 ft) The Corporation of the Town of Tillsonburg By-law Number 3524 ________________________________________ 8.6.10.2.5 HEIGHT OF BUILDING Maximum - one storey 8.6.10.2.6 APPLICATION OF ZONING REGULATIONS Internal lot lines created by any legal means within the lot lines delineated in the R3-10 Zone, shall not be construed to be lot lines for the purposes of Zoning regulations provided that all such regulations, as they apply to the whole of the lands zoned R3-10, are observed. 8.6.10.3 That all of the provisions of the R3 Zone in Section 8.6 of this By-law, as amended, shall apply; and further, that all other provisions of this, as amended, that are consistent with the provisions herein shall continue to apply mutatis mutandis." 2. This By-Law comes into force in accordance with Sections 34(21) and (30) of the Planning Act, R.S.O. 1990, as amended. READ a first and second time this 27th day of June, 2011.
